How pricing works
How pricing works
No prices here, because every house sets them. This is what moves the number and when you get it.
What decides the price
The same fuse box costs different amounts in two houses.
The size of the service and whether the meter base changes
How many circuits there are to trace and separate
Plaster, drywall or open walls
Where the panel sits
Permit and inspection fees
What the quote lists, and what it leaves out
Every circuit on its own lines: equipment, labor, permit and utility steps.
Not included: drywall repair and paint
Not included: utility fees, passed through at cost
Not included: circuits you choose to leave
What happens at the walk-through
One electrician comes in a window we give you. They open the panel, test the outlets, look at the cable and photograph all of it. They do not price a panel on the spot.
When you get the number
In writing, after the walk-through and before any work starts. It is a price for the work as written.
How and when you pay
A deposit when you accept the scope and the balance after the inspection. We take checks and cards.
If the job changes
If a wall shows something the visit could not, we stop, show you and quote the change. We start it only when you approve it in writing.
The visit has a fee, told to you when you book. It comes off the work if you go ahead within 30 days.
By circuit
Prices come one circuit at a time
That is how the report is written, and how closing negotiations go. The buyer takes the fuse box, the seller takes the outlets, and nobody pays for a rewire that wasn't asked for.
One line per circuit
Options written side by side where there are two fixes
A letter after the work, for the closing file or your carrier

Questions about cost
Before you ask what it costs
Can you give me a price over the phone?
Not for a panel or a rewire. We can tell you what moves the number. The number comes after a walk-through.
Does the visit fee come off the work?
Yes, if you go ahead within 30 days. We tell you the fee when you book.
Do you finance?
Ask us when you book. We do not quote a monthly figure without the lender's terms.
Who pays the permit?
It is a line on the scope, passed through at what the city charges.

The walk-through is where the number starts.
